I know not every listing hides a problem, but some definitely do. So, back when I had my eyes on what is now my forever home, one non-negotiable part of the process was definitely getting home inspection services in Columbus.
No matter how perfect the property looks on the surface, it’s great to have one of these companies on call—in case you need that extra assurance before you make the purchase.
How much do home inspections cost in Columbus?
In Columbus, the standard price for home inspections ranges from $300 to $500 or more, depending on the size, age, and foundation type.

Their services are extensive. Alongside full home inspections, they offer radon and mold testing, indoor air quality checks, and EMF and VOC testing. They also do commercial inspections, so it’s a pretty versatile team.
We like that they use advanced technology for their inspections. It includes FLIR cameras and radon monitors, making a more detailed report afterwards.
Homeowners can even vouch that they receive inspection reports quickly, complete with clear explanations and documentation.
It was also mentioned that they offer lower costs than other inspection companies, and they offer small incentives like online booking discounts.
The only thing we found concerning is that customer information gets shared with other vendors/companies that’ll contact you for home upgrades after the job is done.

Cap City is a pretty popular company for both residents and property managers, where they perform over 1,000 inspections every year. In fact, around 3,000 realtors regularly depend on their services.
The company holds an InterNACHI certification and the team—who are all Certified Master Inspectors—offer comprehensive assessments, including roof, structural, and system checks.
They all work full-time, which usually means better availability compared to a one-man team.
Pricing is actually more transparent with Cap City. Packages start around $400 for basic inspections, which is the standard rate in Ohio. It can go up to $800 with added services like sewer evaluations.
According to customers, turnaround times are standard but still reliable. Detailed reports (complete with images and videos) are usually sent within 48 hours. They do accommodate urgent requests as needed, which is a great plus.
However, there were a few mentions regarding the team’s attention to detail, saying they often miss some issues.

She was very through and if she saw things, she took the time to tell us what was more concerning vs a simple fix we could do ourselves. The inspection report came in quickly after the inspection was done. It was really well put together and the online portal had a nice informational page on how to read an inspection report. Scheduling was easy, the online portal was great to use, and they had a good amount of availability to choose from for the inspection date. Turnaround seems reliable. Inspections are conducted shortly after confirming, and the reports are delivered promptly as well.
Pricing is quote-based, but given their scale and bundled services, many customers find their pricing competitive and transparent, so no hidden fees by the end of the job.
One common concern, though, is the lack of mindfulness on the property. There were several reports from homeowners, saying that the team didn’t put things back after the inspection.

Another feature we like is their transparent pricing. General home inspections range from $300 to $500, with add-ons costing around $100 to $250. Bundling the services is even more recommended to unlock some savings.
But as a smaller team, homeowners noted that the team’s availability can be tight.

Although this results in higher pricing, it also means the job is completed faster than usual, with documents delivered as soon as the next working day.
Even homeowners we spoke to praise how thorough and efficient the process feel. This includes active communication, detailed reports, and along with appreciation for the team clearly explaining the findings.
