The 5 Best Home Inspection Services in Columbus That Won’t Miss a Thing

We extensively test and research all services we review. Here's why you can trust us.

Detailed Reports: Our number one priority was to find companies that provide clear, detailed reports, preferably with images and videos, to ensure transparency and make it easier for customers to address issues.

Credentials: We selected the companies with inspectors who are properly licensed and certified to ensure credibility in the findings.

Turnaround Times: We gave preference to companies that conduct inspections and deliver reports promptly, which is crucial for owners navigating ongoing negotiations.

Customer Reviews: Lastly, we considered customer feedback to identify companies that consistently excel in professionalism, communication, and overall service quality.

Believe it or not, dealing with house sellers is one of the sketchiest experiences you’ll have in life. You’d wonder why some seem to be rushing the sale, while others are selling it at suspiciously low prices.

I know not every listing hides a problem, but some definitely do. So, back when I had my eyes on what is now my forever home, one non-negotiable part of the process was definitely getting home inspection services in Columbus.

No matter how perfect the property looks on the surface, it’s great to have one of these companies on call—in case you need that extra assurance before you make the purchase.

How much do home inspections cost in Columbus?

In Columbus, the standard price for home inspections ranges from $300 to $500 or more, depending on the size, age, and foundation type.

1. Habitation Investigation Home Inspections

Phone: +16144130075

Business Hours: Open 24/7

Website

Habitation Investigation Home Inspections has been operating since 2002, is state licensed, and holds certifications from InterNACHI. It’s a highly rated company and a three-time winner of the Best Home Inspection Company award in the Midwest.

Their services are extensive. Alongside full home inspections, they offer radon and mold testing, indoor air quality checks, and EMF and VOC testing. They also do commercial inspections, so it’s a pretty versatile team.

We like that they use advanced technology for their inspections. It includes FLIR cameras and radon monitors, making a more detailed report afterwards.

Homeowners can even vouch that they receive inspection reports quickly, complete with clear explanations and documentation.

It was also mentioned that they offer lower costs than other inspection companies, and they offer small incentives like online booking discounts.

The only thing we found concerning is that customer information gets shared with other vendors/companies that’ll contact you for home upgrades after the job is done.

Pros

  • Over 20 years in service
  • Industry recognized
  • State-licensed company
  • Comprehensive services
  • Use of advanced technology
  • Detailed reporting
  • Lower costs and incentives

Cons

  • Issues with customer information leak

I felt very well informed

“I’m a first-time home buyer & actually first home inspection experience. I was worried I would get an inspector who didn’t really wanna have a conversation. Explaining what he was doing as he was doing it, or answering any questions I might have. Karl made a pleasant experience. When it was over, I felt very well informed. I dunno if you can, but if you’re able to request an inspector, hands down the guy to get is Karl. If the seller doesn’t take care of known issues, I’ll be needing another inspection & that’s who I’m asking for.”

I feel way better about becoming a homeowner

“Karl truly went above and beyond. He was extremely thorough, noting 130 items in the report. I definitely recommend being there in person because he explained each of the items, how much they concerned him, and what I should do for each. As a first-time home buyer, it was invaluable how much I learned during the inspection. I feel way better about becoming a homeowner, and feel like I know everything there is to know about my house now.”

Cap City is a pretty popular company for both residents and property managers, where they perform over 1,000 inspections every year. In fact, around 3,000 realtors regularly depend on their services.

The company holds an InterNACHI certification and the team—who are all Certified Master Inspectors—offer comprehensive assessments, including roof, structural, and system checks.

They all work full-time, which usually means better availability compared to a one-man team.

Pricing is actually more transparent with Cap City. Packages start around $400 for basic inspections, which is the standard rate in Ohio. It can go up to $800 with added services like sewer evaluations.

According to customers, turnaround times are standard but still reliable. Detailed reports (complete with images and videos) are usually sent within 48 hours. They do accommodate urgent requests as needed, which is a great plus.

However, there were a few mentions regarding the team’s attention to detail, saying they often miss some issues.

Pros

  • Highly-rated company
  • Wide range of services
  • Certified, full-time team
  • Transparent pricing
  • Reliable turnaround times

Cons

  • Issues with attention to details

Very thorough

“Got a new home inspection with a sewer scope. Helen was friendly and very knowledgeable. She was very through and if she saw things, she took the time to tell us what was more concerning vs a simple fix we could do ourselves. The inspection report came in quickly after the inspection was done. It was really well put together and the online portal had a nice informational page on how to read an inspection report. Scheduling was easy, the online portal was great to use, and they had a good amount of availability to choose from for the inspection date. I would recommend and use Cap City property inspections again.”

We had a great experience

“We had a great experience with Cap City Property Inspections. Our appointment was easy to schedule online. Patrick arrived on time, did a thorough job, answered all my questions,  and was very helpful overall. He was able to add a mold swab on the day of the inspection and shipped it quickly so I could get results back swiftly. The report came back quickly and provided good explanations of everything,  as well as photo documentation. Thank you, Patrick and Cap, City, for a great experience overall.”

Website

Founded by Jerry Linkhorn Jr., Linkhorn Inspections started as a one-man operation in 2006. Today, it has grown into a high-volume company that has handled over 50,000 jobs, with a team of certified and trained inspectors.

The company itself is a Certified Master Inspector and offers 100% satisfaction guarantee. This promises that they will offer a full refund for unsatisfied clients and will even pay for another inspector.

And as an InterNACHI certified company, this means they provide detailed yet easy-to-read reports.

Turnaround seems reliable. Inspections are conducted shortly after confirming, and the reports are delivered promptly as well.

Pricing is quote-based, but given their scale and bundled services, many customers find their pricing competitive and transparent, so no hidden fees by the end of the job.

One common concern, though, is the lack of mindfulness on the property. There were several reports from homeowners, saying that the team didn’t put things back after the inspection.

Pros

  • 20 years of service
  • Great track record
  • Certified and trained team
  • 100% satisfaction guarantee
  • Transparent, competitive quote
  • Reliable turnaround time

Cons

  • Lack of tidiness

Professional, thorough, and very detail-oriented

“Linkhorn Inspections (Shawn) did an excellent job with our home inspection. He was professional, thorough, and very detail-oriented throughout the entire process. He took the time to explain his findings clearly and made sure we understood both major and minor issues. We especially appreciated how quickly he provided the report and even followed up with a revised copy to ensure nothing was missed. His attention to detail and commitment to quality service really stood out. Highly recommend Shawn to anyone looking for a reliable and knowledgeable home inspector!”

We will use them again in the future

“We had a fantastic experience with Shane at Linkhorn. We are first-time homebuyers, and Shane made us feel so reassured that he was not only qualified but confident in giving us a clear and accurate inspection. The inspection was relayed clearly, including photos and safety concerns for when we choose to start a family! We will use them again in the future and would recommend Shane for any inspection needs!”

4. IMH Property Inspections (Inspect My Home)

Address: 3751 Whitworth Way

Website

Inspect My Home, or IHM, is led by Frank Glover, who has over 30 years of experience and is a connected ambassador of the inspection industry. The company itself is also recognized as a Best of Columbus Home Inspector.

IMH is recognized for its thorough and high-tech inspections. They often use tools such as non-contact voltage testers, thermal imaging, and combustible gas detectors for a more comprehensive assessment rather than visual checks.

They even use an interactive reporting tool. This allows clients to interact with the images and videos embedded in the detailed reports that are delivered shortly after the inspection.

Another feature we like is their transparent pricing. General home inspections range from $300 to $500, with add-ons costing around $100 to $250. Bundling the services is even more recommended to unlock some savings.

But as a smaller team, homeowners noted that the team’s availability can be tight.

Pros

  • 30 years of experience
  • Industry recognized
  • Thorough and high-tech inspections
  • Detailed reports
  • Transparent pricing
  • Bundled discounts
  • Reliable turnaround

Cons

  • Smaller team

Super thorough

“Frank did a great job. Super thorough. Walked me through the house inspection and answered all my questions. The report was very good. I used another inspector about a year ago, and Frank was much better to work with. I will be using him again in the future.”

He guided me when I had questions

“Frank recently did a home inspection for me, along with sewer lateral, Radon, termite, and mold testing. We were very professional, prompt, and friendly. He guided me when I had questions and was so kind. I’m really happy I chose him for our home inspections. Anybody would be lucky to work with him, he’s awesome!”

5. HomeTeam

Phone: +16144123018

Business Hours: Open 24/7

Website

HomeTeam is part of a nationwide franchise that’s been operating for over 30 years. And just in January 2026, the Columbus location secured the #2 spot as the best-performing team out of the 200 franchises across North America.

They provide comprehensive services for both buyers and sellers, including new build inspections.

What we like most about them is that, instead of sending just one inspector, they deploy a full team to handle different areas of the home—making it less likely for issues to be overlooked.

Although this results in higher pricing, it also means the job is completed faster than usual, with documents delivered as soon as the next working day.

Even homeowners we spoke to praise how thorough and efficient the process feel. This  includes active communication, detailed reports, and along with appreciation for the team clearly explaining the findings.

Pros

  • Part of a national franchise
  • Impressive local performance
  • Comprehensive services
  • Thorough inspections
  • Detailed reports
  • Reliable team

Cons

  • Higher pricing

Wonderful company to work with

“HomeTeam is a wonderful company to work with. They go above and beyond to meet needs.  Professional, thorough, timely, and concise.  They took the time to verbally review the findings with us as well as submitting a comprehensive report.”

100% pleased with their work

“Scheduling was prompt and easy. The gentlemen who did the inspection were knowledgeable and professional. Brian explained everything at an understandable level. This is the third time I have used them and have been 100% pleased with their work.”
